◆The average price of newly built houses in the Greater Tokyo area including Tokyo, Saitama, Chiba, and Kanagawa is 41,700,000 yen, a 1.1% increase compared to the previous month.
◆Prices have risen significantly across all areas. Notably, prices in Tokyo Suburban, Yokohama City, Kawasaki City, and western Chiba Prefecture have risen by over 10% compared to the same month last year.

Average Prices in 8 Tokyo Areas (Compared to the Same Month Last Year, Price Trends)
Average prices in 8 areas of the Greater Tokyo area have exceeded the level of the same month last year for two consecutive months. Except the other areas in Chiba Prefecture without the western area, prices in the other 7 areas have risen by over 5% compared to the same month last year. Particularly, the price increase surpassed 10% in Tokyo Suburban, Yokohama City and its Kawasaki City, and western Chiba Prefecture.
The average price indices for all areas have increased, reaching the highest levels since January 2017.
Tokyo (23 Wards/Suburban)
The average price in the 23 wards is 62,170,000 yen, reflecting a 0.9% increase compared to the previous month and making the highest price since January 2017 for three consecutive months. Compared to the same month last year, the price has increased by 9.0%, possibly due to an increase of 8.8 points from the same month last year in the proportion of properties priced over 60,000,000 yen. The average price in Tokyo Suburban is 44,620,000 yen, a 0.4% increase compared to the previous month, and has researched the highest price level for seven consecutive months. This price represents a 10.7% increase compared to the same year last month and an improvement of 2 ranking positions for three consecutive months. The rise is attributed to an increase of 10.7 points compared to the same month of last year in the proportion of properties averagely priced above 50,000,000 yen.
