The Next-Generation Real Estate Market Shaped by Akasaka’s Redevelopment
2025/10/29
Urban Planning and Redevelopment Area Information
Akasaka, with a long history and culture, is entering a new stage of urban regeneration.
The transformation goes far beyond a fresh look: it is reshaping the value of the real estate market itself.
Alongside Roppongi and Toranomon, Akasaka has emerged as a fast-evolving global business district. As one of Tokyo’s premier urban areas, it blends top-tier business infrastructure with vibrant entertainment, earning a reputation as a compelling place to work, live, and enjoy.

This evolution is still accelerating. With the national government, the Tokyo Metropolitan Government, and Tokyo Metro working together, redevelopment centered on the “Station-City Integration Project” is underway.
By upgrading stations and their surrounding neighborhoods as a single system and improving both the mobility and urban experience, Akasaka is being reborn as a more comfortable, refined urban hub.
Balancing work, leisure, and living, the area continues to grow in value. Once home to samurai residences and later to embassies and consulates, Akasaka has long served as an international social stage for dignitaries, business leaders, and cultural figures. Building on this rich legacy, the district is stepping confidently into the future.
New Landmarks, New Vision
Since the dawn of the 21st century, the Akasaka-Roppongi area has been transformed by landmark projects. What was once a dense cluster of wooden houses in Roppongi 6-chome was reimagined over more than 15 years, culminating in Roppongi Hills (2003). In 2007, Tokyo Midtown opened on the former Defense Agency site, and Akasaka Sacas opened on the former TBS Hall site.

Riding this wave, Akasaka is advancing to a new stage as the next generation of central Tokyo development.
The spotlight is on the Akasaka 2- and 6-chome Area Development Plan, scheduled to be completed in 2028. It is one of the largest projects in the district with a total floor area of approx. 210,000㎡. Anchored by two high-rise towers directly connected to Akasaka Station, the plan aimed to erase the boundary between station and city.
East tower in Akasaka 2-chome is a mixed-use office and retail tower. The tower will have 40 floors above ground and 4 floors below, scheduled for completion in November 2028. Meanwhile, the West Tower in Akasaka 6-chome will have 19 floors above ground and 3 floors below, with a hotel, theater, multipurpose hall etc…
Also, it is scheduled for completion in April 2028.
The project will feature a total floor area of 4,900-square-meter plaza that extends from the B2 floor to the ground floor and connects to Akasaka Station on the Tokyo Metro Chiyoda Line. This space aimed to merge the station with the city, promoting a lively area for community interaction. It will include an information center and a limousine bus terminal that connects to the airport. Consequently, the Akasaka Station area will become a metropolitan center that combines business, entertainment, and hospitality.
This development embodies the vision of the “Station-City Integration Project”. As construction progresses, the project is taking shape as Akasaka’s next major landmark.
Urban Development & Investment Potential
Akasaka’s redevelopment efforts continue to support its growth potential.
In 2025, the average land price in the Akasaka area (based on official and standard land prices) reached ¥4.775 million per square meter, approximately ¥15.78 million per tsubo, +12.16% increase year-on-year.
Across Minato Ward as a whole, the average transaction land prices climbed even higher—¥4.81 million per square meter (¥15.92 million per tsubo), representing a +20.9% increase year-on-year.
This upward trend highlights Akasaka as more than just a traditional business area — it has become a highly sought-after investment destination.

A key point is the strong connection between major developments and corporate expansion in Akasaka.
Tokyo World Gate Akasaka, a new city block and building complex (phase 2) is set to open in October 2025 in Akasaka. The tower will feature offices, sky lounge, clinics, restaurants, cafés, stores, etc. Also, the sustainability-focused U.S. company 1 Hotel Tokyo will open its first hotel in Japan within the complex. Both local and international companies select Akasaka as their new headquarters, further driving the area’s growth and supporting land price appreciation.
These redevelopments have fostered a virtuous cycle of increasing property values and expanding business activity. Akasaka offers an urban environment that combines offices, hotels, retail shops, historical and cultural facilities with direct access to multiple subway lines, including the Chiyoda and Ginza Lines. Combined with nearby districts such as Roppongi and Toranomon—both part of National Strategic Special Zones—the area is evolving into an important international business center.
Currently, Akasaka’s office real estate market remains strong, with low vacancy and high occupancy rates. Nowadays, companies seek more than just location. They value sustainable buildings, distinctive design, and environments that reflect their brand image. Akasaka meets these needs perfectly, offering a unique setting where culture and commerce come together. The area continues to establish itself as a dynamic hub for innovation and value creation.
The Harmony of Culture and Daily Life in Akasaka
Akasaka’s charm is not just with its economy but also with its culture and lifestyle.
The area’s spirit is captured by Akasaka Sacas, a lively cultural complex surrounding the TBS Broadcasting Center. It features a range of cultural spots such as the Akasaka ACT Theater, TBS Akasaka BLITZ Studio, and Sacas Plaza. The district weaves music, theater, and art seamlessly into daily life.
Additionally, redevelopment adds new entertainment spaces, such as theaters and halls, fostering connections between people and creativity. The area is transforming from a business district into a welcoming space for people who want to linger and enjoy their time.
History and culture, work and relaxation — They all coexist in perfect harmony in Akasaka, creating an ideal rhythm for urban living.
The Future of Akasaka
The regeneration of Akasaka is doing more than reshaping the cityscape. It is giving the district a renewed sense of value. This area is evolving into a comprehensive urban space that includes offices, hotels, cultural facilities, and residential units, creating a setting for both work and relaxation.
Akasaka, one of Tokyo’s premier districts, will further strengthen its appeal as a city that captures global attention, driven by ongoing sustainable development and advanced urban infrastructure.
